01 — The farmstead

Flint, brick and pantile, a mile from where they came out of the ground.

Swan Lodge Barns has been letting since 2009. Five farm buildings off Cley Road on the edge of Holt, converted one at a time and run by the family ever since.

The flint and brick are local, the pantiles came off the roofs they still cover, and the oak trusses hold the same spans they always did. What changed is what happens underneath them.

Low season — March to May

Marsh harriers over the reedbed, and nobody on the beach.

The quietest weeks of the year and the cheapest. Cley Marshes is at its loudest, the hedgerows come up white with cow parsley, and short breaks are welcome at a discount to the weekly price.

Peak season — June to August

Light until half past nine, and every terrace in use.

Full weeks only, Saturday to Saturday, and the time the whole courtyard tends to go at once. Seal trips run from Morston, the pubs put their tables out, and dinner happens outdoors by default.

High season — September to November

Pink-footed geese arrive in their tens of thousands.

The best weeks if you came for the birds. The geese come in off the Wash and fly out over the marshes at dawn; you can hear them from the courtyard before you can see anything at all.

Mid season — December to February

Frost on the flint, and the beaches entirely yours.

Christmas and New Year go a year ahead. The weeks either side are the best value on the calendar, and last-minute bookings are welcome at a discount to the advertised weekly pricing.

Saturday to
Saturday.

Full week bookings are taken during high and peak weeks, with changeovers on Saturdays. Short breaks and last-minute bookings, particularly in low season, are welcome at a discount to the advertised weekly pricing.
